Berapakah Lot Banglo Boleh Dipecahkan Dari 1 Ekar Tanah

Saya mempunyai 1 ekar tanah di Melaka iaitu tanah pusaka, ditepi jalan utama. Saya ingin mendapat gambaran berapa lot kah tanah boleh di pecah lot (bahagian) dan dijual?

biasa tanah 1ekar bahagi 4 sahaja utk lot banglo.. setiap lot dapat suku ekar..

Formula pecah lot tanah:

1) Dapatkan kiraan kps bagi tanah tersebut.
kps = kaki persegi
sqf = squarefoot
1 ekar ada 43,560 kakipersegi

2) Darab dgn 65% untuk tanah lot
Baki 35% utk reserve jalan, kolam tadahan (najis), pondok elektrik TNB etc..

3) Untuk lot medium 5000 kps, bahagikan jumlah diatas dgn 5000

Menggunakan contoh 1 Ekar tanah dan lot banglo sederhana 5000 kps (lebih kurang 70x72 kaki)

1 ekar = 43,560 kps
43,560 x 65% = 28,314 kps

28,314 bahagi 5000 = 5.66 lot

atau lagi tepat.. dapat 5 lot iaitu
- 4 lot 5000 kps
- dan 1 lot 8314 kps (mungkin anda punya.. sbb besar sikit)

Saya pun ada beberapa ekar tanah pusaka adik beradik, tapi masuk beberapa ratus meter ke dalam, bukan tepi jalan besar. Soalan ni saya pernah kaji sikit..

1) Kalau 1 ekar tanah boleh pecah berapa lot?
jawapan: 6 atau 7 lot banglo (lot kecil)

2) Tanah Kampung boleh pecah lot tak?
Tak boleh. Hanya tanah status bangunan boleh pecah lot. Untuk tanah status pertanian, kena tukar status ke bangunan dahulu.

3) Semua tanah pertanian boleh tukar jadi tanah bangunan ke?
Tak semua. kena ikut zoning. Kalau PBT (Pihak Berkuasa Tempatan) meletakkan zoning pertanian tidak boleh. Kalau zoning perumahan boleh.
