Saya mempunyai sebuah syarikat training dan telah menyewa dengan service office selama 3 tahun di lokasi yang berbeza-beza di lembah klang.

Untuk makluman cost sewaan saya mencecah RM 3000.00 sebulan. Kemudian saya mempunyai peluang untuk mengembangkan perniagaan saya so saya ingin menyewa office sendiri sambil menjalankan perniagaan service office dan virtual office menggunakan premis perniagaan yang bakal saya sewa.

Untuk itu saya ingin mencari rakan niaga yang mempunyai capasiti dan berminat dengan peniagaan ini..Sila reply emel saya di rizzmanrazi@gmail.com

Saya akan sertakan gambar,proposal projek dan Sales & Purchase Agreement with a ready built in unit(Total cost around 100k) from owner bakal premis perniagaan. Buat masa sekarang saya sudah mempunyai 2 penyewa iaitu syarikat training saya dan bekas peyewa unit ini.

Dengan sedikit renovation unit ini dapat memuatkkan 5 lagi bilik.Total sewa unit ini adalah RM 4200.00 (2+1) deposit.Bilik saya saya untuk premis ini adalah RM 1500.00(2+1)deposit(FYI walaupun saya menyewa bilik tapi tak perlukan bilik tersebut.

Saya hanya akan menggunakkan facility office dan meeting room with unlimited acces) dan bilik owner lama adalah RM 1500.00(2+1) deposit. Ada 2 bilik yang boleh disewakan dengan RM 1500.00(2+1)deposit dan 2 bilik lagi dengan RM 1800.00(2+1)deposit. Ini kerana bilik ini lebih luas dan boleh memuatkan 2 atau 3 orang.

So jika berjaya mendapatkan penyewa bagi setiap bilik pada bulan berikutnya selepas renovation total cash in untuk unit tersebut adalah:

Minimum tenancy kepada client adalah 6 bulan untuk bilik RM 1500.00 sebulan beserta(2+1) deposit untuk 4 bilik adalah RM 18000.00

Minimum tenancy kepada client adalah 6 bulan untuk bilik RM 1800.00 sebulan beserta(2+1) deposit untuk 2 bilik adalah RM 10800.00

Total RM 18800.00

Virtual office adalah service dimana usahawan hanya menggunakkan no tel dan alamat pejabat secara maya sahaja

Caj yang akan dikenakan adalah RM 200 bagi setiap syarikat. Kalau berjaya mendapatkan seminimum 30 syarikat syarikat boleh mendapatkan income sebayak RM 6000.00 sebulan selain daripada income service office iaitu penyewa yang berada dalam premis.

Penggunaan bilik meeting adalah juga service yang disediakan syarikat..Iaya akan dicharge secara hourly rate sebanyak RM 30.00 per hour. Dengan 6 internal service office company dan 30 external virtual office company pengunaan meeting akan membawa daily cash income pada syarikat.

Internal built in unit ini bernilai RM 45000.00 after negotiation with owner. Ini kerana owner terpaksa move out and by tenancy agreement have to take out the built in features and make it as an empty space after 15 September 2014

Tenancy agreement terms and condition with the premise owner at my request untuk memastikan bussiness boleh bergerak tanpa hiccup from the owner.

As per discussion with your representative your terms the rate rental for the unit at the price of RM 4200.00 per month with 2 months notice and one month utility. So the cost for us to enter the premise is RM 16800.00.

In the tenancy agreement we would like to add a few terms and condition before we proceed with tenancy due to our business nature. For your information our business nature are service office and virtual office solution. It is a business where we will be subletting internally the unit that we are renting in smaller capacity. We will create an internal small room or cubicle office to be rent out to our customers. The assets that we will be using will indefinitely be attach to the unit that we are renting especially the decor, design layout and so forth.

1)The duration of the tenancy agreement are 3 years with automatic renewal for another 3 years from our part.
2)We as the tenant are given the authority to sublet internally the unit to other party.
3)We as tenant will be given the first priority to buy the unit if the owner wants to sell the unit with market price/value of the unit at the time of the selling period.
4)For the increment rate of the tenancy it must not exceed 20 % after 3 years tenancy agreement.
5)If the owners manage to sell the unit to other party the new owner must keep the tenancy as per agreement.
6)If we as tenant move out from the premises after the tenancy has ended we have the right to take out the partition, internal decor, and internal design layout and make it as an empty space.

if he wants to share the details, i rasa ok. Biasanya owner tak nak share details sebab tak mahu ditiru. but he doesnt mind.
