Salam..saya pernah meiklankan topik ini sebelum ini tapi kebanyakkan ahli ingin service saya membina service/virtual office di premis perniaggan mereka. Saya tiada masalah tapi itu saya akan kira consultation sahaja.Tujuan saya ada untuk membina full fledge service/virtual office provider di unit seperti di bawah di subang jaya.
Saya ingin mencari rakan niaga yang mempunyai capasiti dan berminat dengan peniagaan ini.
Saya akan sertakan gambar, proposal projek dan Sales & Purchase Agreement with a ready built in unit(Total cost around 100k) from owner bakal premis perniagaan. Buat masa sekarang saya sudah mempunyai 2 penyewa iaitu syarikat training saya dan bekas peyewa unit ini.
Internal built in unit with tampered glass partition wall ini bernilai RM 45000.00(can still be negotiated in terms of price or terms of payment) Ini kerana owner terpaksa move out and by tenancy agreement have to take out the built in features and make it as an empty space
Only 2 years old of age and still in a very good condition(You can view it yourself )

Dengan sedikit renovation unit ini dapat memuatkkan 5 lagi bilik.Total sewa unit ini adalah RM 4200.00 (2+1) deposit plus 1 month utility
Ada 2 bilik lagi yang boleh disewakan dengan RM 1500.00(2+1)deposit dan 2 bilik lagi dengan RM 1800.00(2+1)deposit. Ini kerana bilik ini lebih luas dan boleh memuatkan 2 atau 3 orang.
So jika berjaya mendapatkan penyewa bagi setiap bilik pada bulan berikutnya selepas renovation total cash in untuk unit tersebut adalah:
Minimum tenancy kepada client adalah 6 bulan untuk bilik RM 1500.00 sebulan beserta(2+1) deposit untuk 4 bilik adalah RM 18000.00
Minimum tenancy kepada client adalah 6 bulan untuk bilik RM 1800.00 sebulan beserta(2+1) deposit untuk 2 bilik adalah RM 10800.00
Total RM 18800.00 for full occupancy in the second month(Tenancy based on marketing forecast)
Virtual office adalah service dimana usahawan hanya menggunakkan no tel dan alamat pejabat secara maya sahaja. We will provide virtual receptionist, DID no and the flexibility to use the office and the meeting room on demand basis.
Caj yang akan dikenakan adalah RM 200 bagi setiap syarikat. Kalau berjaya mendapatkan seminimum 30 syarikat syarikat boleh mendapatkan income sebayak RM 6000.00 sebulan selain daripada income service office iaitu penyewa yang berada dalam premis.
Penggunaan bilik meeting adalah juga service yang disediakan syarikat..Iaya akan dicharge secara hourly rate sebanyak RM 30.00 per hour. Dengan 6 internal service office company dan 30 external virtual office company pengunaan meeting akan membawa daily cash income pada syarikat.
Standard Operating Procedure untuk menjayakan projek ini:
The system is just an add on if you want your own system. Even though without adding the money to install the system you still can get the same operational virtual office system by utilizing other service office provider with just a fraction of the cost.
