✅ Valuation Fee – bank nak sahkan nilai semasa
✅ Insurance (MRTA/MLTA) – perlindungan pinjaman
✅ SPA Legal Fee & Stamp Duty (MOT) – pindah milik
✅ Disbursement Fee – kos kecil guaman (cari strata/land search, filing, pos dsb.)

💰 BELI CASH
