Walaupun saya tidak mengenali Encik Kuppan Munian, konsep yg beliau nyatakan inilah pernah saya utarakan beberapa bulan/tahun lalu.

Jika pelabur mengumpulkan dana utk membeli bangunan secara cash, secara automatik pendapatan boleh dijana hasil sewaan dengan risiko kerugian yg amat kecil.

Syaratnya wajib membeli asset secara CASH. Jika tidak cash, sebaliknya hanya bayar wang pendahuluan dan kemudian membuat hutang bank.. risiko utk gagal amat tinggi.

Ini adalah antara diskusi yg paling baik pernah saya baca.
