Hi I am a member of a property investment company that promised a return between 20-43% a year. On the first year of my investment I manage to get my return as promised. However come 2009 the company started giving excuses to delay payment.

A package that was called ABC was delayed from 10 months to 12 months to now coming to 14 months. There's no telling how much longer this will carry on. When asked, nobody can give a definitive answer. This is further aggravated since the company collected service fee upfront.

My advice is to be careful before joining this type of scam. They promise in one year ROI but once money in the bank, it can be anything. What is more worrisome is a large number of investor are using OD and every month delay is interest charge.

Last week meeting with Paramjit promised he will pay back the capital and not the profit and service charges. Payment will be made in stages in Sept, Oct, Nov, Dec.

At first the FBC was going to be paid in April. Come April on the day payment suppose to be made a DRAMA to stop all checks suddenly got sms to all payment collectors. Then the payment for both FBC and ABC was deferred to July due to taxation issue. Now the new issue is the current properties cannot be sold. During the early stage of the so called crisis, I was very sure the checks were ready as in April.

Paramjit is definitely a twisted conman with a big twisted turban.

i m a fbc and abc investor. any complain to authorities may complicate matters. It is advisable to wait until august as promised by him for the first principal pymt which is not very long anyway.

I agree wit victim 2, if any one person unintentionally took a wrong move i m afraid it may cause disaster to all. V have waited for more than a year now..i think no harm of waiting for another few months..at least there is a hope of principal returns...together v pray for the best..

I agree with messi. the "account freeze" story is bluff. IRB definitely cannot simply freeze a/c they need court order. BNM has never frozen theira/c. then what is tha problem releasing the money? these turbans are treating us like stupid fools

I am not convinced with Param's explaination. if the properties have been sold, the money should go into the trust account. this money cannot be used for anything else except distribution to members. I have checked, none of the two authorities, i.e. Bank Negara nor IRB given instruction to hold payments. I THEREFORE CONCLUDE THAT THE MONEY FROM THE TRUST ACCOUNT WAS ILLEGALLY WITHDRAWN. why areParam and gang not showing any letters from authorities??

Thx to Anti scam2 for starting this forum. Im totally frustrated with whats been happening so far. There are lots of inconsistencies in the stories given by this co. We too hv checked with Bank Negara Malaysia, & according to them, they havent freeze anyone's accounts in respect to Asset First &/or its investing members/residents. BNM hv suggested that we get legal advice as this is under "cheating" case, not under BNM jurisdiction. Thus, what they hv been telling us so far is not true. Maybe like what Messi said, the money from lawyer's trust has been absconded. We wont know. Further, in a Statutory Declaration, theres only one party who signs it, ie the person who makes the declaration. This shld be Asset First/Paramjit, & NOT us. We need to becareful of what we sign as we may sign our rights away. We hv been given all sorts of excuses over the last one year, ranging to lawyer delay to BNM investigations. These appear to be buying more time in their favour. We dun know what new excuses will be given. Maybe next excuse wud be, SSM is investigating them & another delay for few years? We shldnt just sit & hope.

We shld do the following:-
1) We all need to meet up amongst ourselves to discuss our situation & how to solve this issue smartly & not at the mercy of this co. Maybe Anti scam 2 can gather our contact emails & HPs, & then plan a meetup to discuss further.

2) Thereafter, we shld engage a legal firm (& share its costs amongst ourselves) to seek our remedies because this comes under civil &/or criminal case (if there is criminal element in it). It is wise to seek legal opinions as we are dealing with this co & its chairman who is/was a lawyer.

Can we all ask Anti scam 2 to organise a meetup first...?

Only consideration is if we go legal it may be longer than August. I cannot afford to wait long because I use OD facility. To me the sooner I get my capital the better.

Yes we all want to get back our capital soonest possible. Seeking legal opinion does not necessarily mean that we ll take legal action agst them at this point in time. For eg, It also encompasses legal opinion on whether the SD docs or any doc is detrimental to us if we sign.Lets us all think of various questions to facilitate our discussion when we meetup.

Anyone with ABC purchases here ? Eugene 3 who has not got his money after 2 years should be under ABC. As I understand ABC is straight forward. You have to sign the S & P twice. After signing the second time, ask the lawyer where is the money as you are a party direct under the contract. After so long and not getting your money should make a complain at the Malaysian Bar. Is S. Bavani the lawyer handling the ABC transactions ? The Malaysian Bar confirmed that S. Bavani is still in practice and not suspended. This is the only information that the Bar can release. I also asked whether when a lawyer is being investigated for Money Laundering, does he or she has to inform the Bar and the answer is Yes but the Malaysian Bar could not release information to me whether S. Bavani has inform the Bar whether she is being investigated for Money Laundering.

Like anti scam 2, I huv also used banking facility to invest in AFS, unfortunately got stuck...i understand the frustration/stress that some of us are going tru...every day is like a year to me .....my only bigger worry is that...if there is to many people go and make inquiry abt a co. to authorities...it may initiate them to investigate the co. (if they huv not done so as some of us claim)...then v will be in real problem...i cannot afford to lose my capital and i believe same goes to some of us....so the payment of next month will determine the next course of action...

Results: The award goes to Sharanjit Singh for his great ability to suck up to his master and to talk a lot of rubbish without proper information. He is simply a dumb henchman who has no idea how much trouble he is in…hehe

The nominees are: Sukhjit Singh for “The Spinner Singh Chronicles”
Results: Unfortunately there are not many idiots that fall in this category therefore the award goes to the idiot called Sukhjit Singh. This fellow will carry out orders given by his mahagurus Paramjit Singh and Sharanjit Singh, no matter how nonsensical it may be without even blinking. He definitely lacks the part of the brain where information is processed and deliberated. I wish my pet dog was as obedient as him.

Conclusion: Guys, if we don’t act now we are screwed. With all the info we have, it is obvious that we’re on Paramjit’s joy ride. The question is, do we go along or do we pull the hand brake. In my opinion, if the authorities don’t know what’s going on, then it’s about time they do. We cannot keep playing the game the way they want us too.

Since we are now aware of the 'joy ride', pls quickly email yr contacts to Anti scm's email above. Thereafter, we shld meetup to decide next course of action. Do not wait until Aug 10 for them to so call "pay us". We nd to discuss & have various options at hand (in the event they dont pay us in Aug 10) as they can continue to give us stories going forward. If we work together collectively, its better than each one of us taking single action.

also hv stamped S&Pfor 5 prpperties but i note only address of properties stated,no lot nos master title, etc n the lawyer jagmohan n associates wont give details.IS itacceptable to prepare S&P without full details.Has anyone reported Jagmohan to Bar Council?He says all props sold but wont pay proceeds to me, way overdue

I'm a FBC member. Just called their office today and mentioned they preparing statuary declaration in 2 batches (end July / early Aug 2010). Another "joy ride" or "merry-go round"? Hope no "Abracadabra" stuff in statuary declaration! Shall we just wait and see whether can get our principal latest by early September 2010? Just another 2 months can wait right? Hi all,

I had managed to talk to a lawyer friend on this matter;

In summary, if you can get your capital get it and run as fast as you can. If you want to get the service fee and profit the process may take a long time (as in 4 to 5 years) and you need to sign non approval on the SD doc which will hold the capital back.

Estimated lawyer fee for such a case can range RM20K - RM30K. That easily wipe my profit margin.

Finally Paramjit can always go to court of appeal to further lengthen the legal process

Hi guys, when I attended the recent explanation talks by our Oscar best actor, I noticed that many investors just wanted their capital back. Some guys were planted there for sure to express their concern and gratitude for the help paramjit is supposedly extending by dealing with the authorities and trying to resolve the situation….hehe….how thick does he think we are!!! Neway, the fact that some want back their capital only is not a surprise because many investors have put their life savings into this and some have borrowed. Paramjit knows this for a fact, and he's counting on it.

I invest in ABC and FBC. FBC is based on the deed of trust all FBC members signed at the start. Therefore the trustees are liable and we should attack head on coz the law is clear. For ABC, also very straight forward, go after the lawyers. The bar has to be alerted about this. I feel sorry for these lawyers as I'm sure they knew nuts about what was going on or if they knew, they were suckered like us…but we have no other choice. In an ideal world the person responsible should face the consequences but hey, what can I say about that.

This is to the lawyers involved, whom I know are reading this forum every hour and every day, not forgetting the Oscar winners as well.
“If you lawyers are willing to meet us and tell us the truth, we might be able to help you. Pls help us help you. Open your eyes and see that we are your masters and not Asset First. We paid fees to you to protect our interest not Asset First or Spinner Singh’s interest.” If you fail to see that, then hey, what can I say about that. ”

hello fellow victims, i am an ABC investor. all my S&Ps were prepared by Jagmohan & associates.Purchase cost was paid direct to his account. after the salesS&P executed also by him, he has not paid me anything, long past the 3+1 month time period.Even told him to return the Deeds of Assignment if sales didnot go thru. says he does have them.Is it not his responsibility to hold deeds until property sold or to return if not sold?

FYI, those guys in Asset first are aware of this forum & our posts.

We dun remember having signed any Deed of Assignment (DOA). When we paid the legal fees & fees to Asset First, we trusted them to do a gd job for us & for the lawyer to represent us as they hv a fiduciary duty to client. Even AFSB has a legal bound duty to clients.

According to many legal sources, SD is only to be signed by the person who makes declaration & attested by Commissioner of Oath. Why are we required to sign it. The contents of the "SD" is very impt. Be sure of what u sign.

How can we be making an SD for Asset First to pay us ? At the same time we are signing all our rights away to claim this amount. If we don't get paid later, Asset First can always say that they have never agree to pay us.

yes I agree with AntiScam2's last post. In fact thta was the first thing I looked for in the SD. As expected, I was dissapointed. No schedule of payment. Without thier promised schedule, they can like pay us 5 years later isn't it?
